The Owner, an accomplished entrepreneur having formed successful businesses in the apparel distribution and commercial leasing centers, approached Rockhall with a valuable parcel of land and a dream of developing a state of the art apartment community in Mission TX, one of fastest growing markets in the southwest.
With limited experience in multifamily new construction development and HUD programs, the Owner faced an uphill battle getting approved as the developer.
Rockhall identified and surrounded the developer with a highly qualified and experienced development team and a HUD experienced managing agent and obtained HUD approval for the Owner to be a co-developer along with Owner of the GC.
Santa Lucia at Bentsen Lakes was completed on time and on budget. This Class A apartment community is one of the hottest projects in the in the desirable Sharyland Independent School District. The project features 13 two and three story apartment buildings, a clubhouse, a leasing office, a fitness room, business center, a resort style pool with cabanas and grilling areas within a gated community. Apartment amenities include stainless steel appliances, walk-in closets with washer and dryers and/or connections, ceiling fans, and individually controlled central air and heating units. The project is now stabilized having fully leased up within 12 months of completion.
